Mixed-use planned for Government Hill neighborhood

​​​​SAN ANTONIO – Local developers GrayStreet Partners and Fulcrum Development are teaming up on a 15-acre mixed-use project in the Government Hill neighborhood.

BESA District, as it’s currently called, will be b​​uilt in two phases, the first being 175,000 sf of retail. The second phase will have more retail along with office, hospitality, and apartments.

Design renderings show the western side would be geared toward retail, with mixed-use, residential, and hospitality buildings going further into the Government Hill neighborhoo​d.

The project also calls for extending Pearl Pkwy. across Broadway to North Hackberry St.

Local architect Ford, Powell, and Carson and New York-based Kohn Pedersen Fox are on the design team.

Phase one is expected to break ground in 3Q2024 and deliver in 1Q2026. ​
