SCHERTZ – Rosewood Property Co. recently purchased Four Oaks Distribution Center, a Class A, 170,000-sf speculative industrial development.
Encompassing 9.5 acres at 17670 Four Oaks Lane, the facility has 30-ft clear heights, 32 dock doors, and a 147-ft truck court.
Occupants include MSI, a hardscaping supplier that occupies about 65,000 sf, and OnTrac, a nationwide shipping company occupying about 104,000 sf.
Phelan Bennett served as project developer while Rosewood was the equity partner. JLL oversaw leasing and helped secure financing on behalf of Rosewood from Lincoln Financial Group.
