'Tiny home' apartments coming to Austin

AUSTIN – Canaan Modern Homes LLC is developing Atlas 7, a $43 million multifamily complex owned by the Herrera Ernesto family.

The development will take over four lots totaling 1.3 acres at 3511, 3525 and 3535 E. Seventh St. and 621 Gunter St.

The total project size is 111,359 sf, and the project is planned to rise four floors and 43 ft. The ground floor will have the building’s lobby plus more than 13,000 sf of restaurant and retail space, while the upper levels will contain 192 apartments. The first two levels will also house a parking garage.

One-hundred seventy-five of the 192 units will be considered ‘tiny homes’ at 500 sf or less. Additionally, 10 percent of the units will be reserved for households earning 50 percent or less of the area median family income level.

Atlas 7 costs an estimated $43 million, according to a filing with the Texas Department of Licensing and Regulation.

Parnell Engineering is listed as civil engineer, and Mark Odom Studio is attached as designer.

Nov. 1 is the project’s estimated start date.​
