McALLEN – Domain Development is planning a $120 million mixed-use development at the southwest corner of N 10th St and Wisconsin.
Called The District, the project will have boutique stores, restaurants, luxury apartments, condos, and townhomes. It will integrate green spaces and pedestrian-friendly areas for convenient access and walkability for residents.
The design will also incorporate environmentally friendly construction methods and energy-efficient buildings.
The District will be completed in four phases.
Phase I will focus on developing 6.5 acres into five build-to-suit retail spaces, including three quick-serve restaurants, one strip center, and one 8,000-sf full-service restaurant space. It breaks ground in fall 2023.
Phase II will develop 12 acres into restaurant, retail, and Class A office spaces. This will include a five-story, 100,000-sf structure with offices ranging from 800 to 5,000 sf.
Phase III will include a three-story, seven-building apartment community with 220 units.
Phase IV will have one- and two-story townhomes ranging from 2,000 to 2,400 sf and costing $500,000 to $600,000. There will also be a five-story condominium complex with rental units ranging from 1,800 to 2,000 sf.
