AUSTIN – Intracorp Texas may demolish some existing buildings at 2105 S. Congress Ave. to build a mixed-use project that would bring about 250 housing units to the area.
Construction will then start on a mid-rise condo building and garage with street-level retail. The project carries an estimated cost of $110 million and will be 620,000 sf.
The four lots that are to be demolished span 2.8 acres and currently house a 1,628-sf former gas station with a windshield repair tenant, an 11,576-sf auto shop, and a 46,233-sf nursing and rehab center. The fourth lot is a parking lot.
Kirksey Architecture is listed as architect, Nudge Design is attached as landscape architect, and Kimley-Horn and Associates is listed as the engineering firm.
Construction is expected to begin March 1, 2024, with an estimated completion date of Oct. 1, 2025.
