‘PowerCampus Austin’ could mean billions in capital investment

HUTTO – Skybox Datacenters LLC and Prologis Inc. are teaming up to build the 159-acre PowerCampus Austin. The data center campus could eventually consume 3.9 million sf of industrial space in a portion of Hutto’s “megasite,” a large, undeveloped tract along US 79 where big businesses are predicted to land.

The agreement between the city and Hutto Data Center LLC clears the way for the companies to build a roughly 600-megawatt campus on about 159 acres at the southeast corner of US 79 and CR 132. Around 600 megawatts are enough to power about 450,000 homes.

The development agreement stipulates the developers will build a 1.5 million-sf data center campus, which may also include industrial and warehouse buildings and ancillary buildings. The economic development corporation and city council previously approved roughly $150,000 in funding for infrastructure at the site.  

The city is poised to exempt 50 percent of the taxable value of the personal property, as long as “Project Skybox,” as it has been called, reaches a capital investment of at least $100 million. Project Skybox so far has an intended capital investment of at least $10 billion.

Elsewhere in the megasite, New Mexico-based Titan Development Ltd. is creating the 188-acre Hutto Mega TechCenter, which is speculated to have two million sf of high-tech industrial space. The company plans to start construction by the end of 2023, with the first building being delivered by third quarter 2024.

Hutto City Council approved $18 million for the construction of an east-west road through the megasite. Road construction​ is expected to be finished next year. ​
