GALVESTON – Manny Mehos has acquired 70 acres south of FM 3005 from Marquette Cos. with plans of developing an amenitized residential beachside community.
Called Roseate Beach, the project will have 172 homesites, including 22 beachfront lots, on a total of 60 acres.
Homes will be on 42- to 75-ft-wide lots and range from 2,000 to 5,000 sf, as well as be elevated. LRK designed the community.
Phase-one construction will be underway by the end of the year.
The second phase includes a 21.5-acre stretch along FM 3005 behind the Bermuda Beach community with the potential for about 50,000 sf of retail development on both sides of Pabst Rd.
Amenities will include a resort-style pool, clubhouse, pickleball courts and other gaming spaces, a fitness facility, and reservable office spaces. A trail system will run through the subdivision with boardwalks and seating areas.
Delivery of the first lots is expected for next summer, but amenities could take longer.
