COLLEGE STATION – Local housing fundamentals weakened in the second quarter, according to data from Texas Realtors and the Real Estate Center.
Single-family home sales through the Multiple Listing Service fell 3.1 percent year over year to 1,079 sales. Median sales price increased 3.6 percent to $227,900.
Active listings decreased 6.8 percent to 1,429. Closed sales also fell 3.1 percent to 1,079.
Homes stayed on the market for 105 days, five days more than last year.
Inventory fell from 5.7 to 4.9 months. The Real Estate Center considers six to 6.5 months of inventory a balanced market.
